Ten minutes' walk from the top of the Royal Mile, but quiet enough to decompress after a late-night show.

Tips for Booking Your Edinburgh Festival Hotel
Book now, not in July. ( I cannot stress this too much!)
The best independent hotels in Edinburgh sell out for Festival season 6–9 months in advance. If August 2026 is on your radar, ACT EARLY!
Think about your schedule.
If you're seeing multiple late shows, staying close to the Old Town venues will save you a lot of time and money in late-night taxi fares.
If you want to explore the city more broadly and use the Festival as a backdrop rather than the entire focus, the West End and New Town offer more breathing room.
Book direct where you can.
Independent hotels often offer better rates, complimentary upgrades, or added extras when you book directly through their own website rather than OTA platforms like Booking.com or Expedia.
It also means more of your money goes to the hotel rather than commission fees which matters a great deal to small, owner-run properties.
Ask the hotel about the Festival.
Independent hotels often have relationships with Fringe venues and can point you toward shows, secure tickets or recommend the lesser-known events that make the Festival special. This is something a chain hotel simply won't do.
